Can I Use a VA Loan to Buy a Duplex or Fourplex? Yes, Here's How It Works
Can I use a VA loan to buy a duplex or fourplex? Yes. According to VA, an eligible veteran can use a VA home loan to buy a property with up to four units, as long as you live in one of them as your home. That means you could live in one unit and rent out the others, which is a big reason more DFW veterans are asking about it.
Can I use a VA loan to buy a duplex or fourplex?
The short answer is yes. VA lists homes with up to four units as eligible, right alongside single family homes and townhouses. A duplex has two units, a triplex has three, and a fourplex has four. A building with five or more units falls outside what the VA home loan program covers.
The big rule is occupancy. VA requires you to live in the home you buy with the loan, so one of the units has to be where you live. A VA loan is a home loan benefit, not an investment property loan, so you cannot buy a fourplex and rent out all four units.
Up to four units works, as long as one of them is your home.
What are the benefits of buying a multi unit home with a VA loan?
The same VA benefits apply. According to VA, there is no down payment required as long as the sales price is not higher than the appraised value, and there is no private mortgage insurance. You may still pay the VA funding fee, a one time charge, unless you are exempt. On a fourplex in Fort Worth or a duplex in Arlington, keeping more cash in your pocket at closing can make a big difference.
Some people call this house hacking. You live in one unit, and the rent from the others helps cover the mortgage payment. Your lender may be able to count part of that expected rent as income, but there are specific rules for how it is documented, so this is something to go over early.
Rent from the other units can help, so ask early how your lender will count it.
Why can a VA fourplex be harder to close?
Multi unit purchases have more moving parts. The appraisal covers every unit, existing leases may need to be reviewed, and the rental income has to be documented the right way. When a lender is not set up for those details, deadlines can slip fast.
I'm Steve Barton, and here at Core Community Mortgage, my team and I have seen how quickly that can happen. Recently, agent Eric Torres called me in a panic. Another lender could not close a fourplex for a veteran he was working with, and the deal was in trouble. My team jumped in, and we closed it in 12 days. We love helping our veterans, and a fourplex is no exception.
Rates matter on a bigger purchase, too. The 30 year fixed mortgage averaged 7.40 percent for the week of October 15, 2026, according to Freddie Mac. Your own rate depends on your credit, the property, and your loan program.
Experience with multi unit VA loans matters when the clock is ticking.
Quick answers to common questions
Can I use my VA loan for a fourplex if I have used it before? Often yes. VA says you can use your home loan benefit more than once, and how much you can borrow without a down payment depends on your remaining entitlement.
Do I have to live in the property? Yes. VA requires you to live in the home you buy with the loan, so one of the units must be your home.
Can I buy a five unit building with a VA loan? No. VA home loans cover properties with up to four units.
