Jumbo Loans: Financing Higher-Priced Homes
Once a loan crosses the conforming limit set for Fannie Mae and Freddie Mac, it becomes a jumbo loan — a different product with its own rules, pricing, and expectations. If you are shopping in the higher price bands of DFW, here is what changes and how to prepare.
What makes a loan "jumbo"
Every year the Federal Housing Finance Agency sets the conforming loan limit — the maximum loan size Fannie Mae and Freddie Mac will buy. Borrow above that line and your loan cannot be sold to the agencies, so lenders hold it themselves or sell it to private investors. That is all "jumbo" means: too big to conform.
Note that the limit applies to the loan amount, not the purchase price. A buyer purchasing an expensive home with a large down payment may still land under the conforming limit.
Jumbo is about the loan size, not the house price. A bigger down payment can keep you conforming.
What it takes to qualify
Because lenders carry the risk themselves, jumbo underwriting is stricter across the board. Expect credit score requirements around 700 or higher, down payments starting at 10 to 20 percent, debt-to-income ratios capped tighter than conforming loans, and a reserve requirement — often 6 to 12 months of payments in savings or investments after closing.
Documentation runs deeper too. Jumbo underwriters look closely at income stability, large deposits, and asset sourcing. A clean, well-organized file makes a real difference.
Jumbo lenders want strength in every column: credit, down payment, income, and reserves.
Pricing, and the piggyback alternative
Jumbo rates move independently of conforming rates — sometimes higher, sometimes surprisingly lower, depending on investor appetite. Always price your specific scenario rather than assuming.
If you are just over the limit, ask about a piggyback structure: a conforming first mortgage at the limit plus a smaller second lien covering the gap. Sometimes that combination beats a single jumbo loan; sometimes it does not. It takes ten minutes to compare.
Just over the limit? Compare a jumbo against a conforming-plus-second structure before choosing.
