What's the Minimum Credit Score for First-Time Home Buyers in Texas?
Most people think there is one magic number that unlocks a mortgage. There is not. The score you need depends on which loan you are using, and the floor is a lot lower than most first time buyers assume. Here is what the actual minimums look like in 2026, and what your score really changes.
There is no single "mortgage credit score"
Every loan program sets its own floor. A 600 score might be a no for one program and a comfortable yes for another. That is why "am I even close?" is a better question than "do I have enough?" and why it is worth asking before you start looking at houses.
One denial from one program does not mean you cannot buy. It usually means you were pointed at the wrong loan.
FHA sets the lowest bar
FHA loans are the workhorse for first time buyers, and they have the most forgiving credit rules of the major programs. At a 580 score or higher, you qualify for FHA's 3.5 percent down payment. Between 500 and 579, FHA still allows a loan, but the down payment jumps to 10 percent.
One thing to know: individual lenders can require a higher score than FHA's floor. That is called a lender overlay. So a 580 borrower may need to shop around, not give up.

Conventional, VA, and USDA in plain English
Conventional loans, the ones backed by Fannie Mae and Freddie Mac, generally require around a 620 score. VA loans, for veterans and active duty military, do not carry a VA set minimum at all. Lenders set their own, often in the high 500s to low 600s. USDA loans for homes in rural areas outside the metro work similarly, with most lenders looking for around 640.
If you have served, a VA loan may be the most flexible door open to you. Ask before you assume.

Texas down payment assistance draws the line at 620
If you want down payment assistance, the credit bar tightens. Both of Texas's major programs, TSAHC with Home Sweet Texas and Homes for Texas Heroes, and TDHCA's My First Texas Home, require a 620 FICO score. My First Texas Home offers down payment assistance of up to 5 percent and is built for first time buyers, with exceptions in targeted areas and for qualified veterans. TSAHC's help comes as either a grant or a forgivable second lien and is open to repeat buyers too.
620 is the number that opens the door to assistance money, not just a loan.
Your score does more than qualify you
Credit affects your rate, and your rate is the payment. The 30 year fixed averaged 6.69 percent the week of August 6, 2026, per Freddie Mac. A stronger score can move you within that market. Paying down a card below 30 percent of its limit or clearing a small collection can move a score meaningfully in a couple of months, often faster than saving another few thousand dollars.
