Pre-Approval vs. Pre-Qualification: Know the Difference
These two words get used interchangeably, and they should not be. One is an estimate based on what you tell a lender. The other is a verified commitment based on what a lender has actually checked. In a competitive market, the difference can decide whether your offer wins.
Pre-qualification: a conversation, not a commitment
A pre-qualification is quick and informal. You describe your income, debts, and savings; the lender runs rough math and gives you a ballpark. Nothing is verified. It is useful for early-stage planning — figuring out whether you are in the neighborhood of buying — but it carries little weight with sellers, because it is only as accurate as the numbers you guessed.
Pre-qualification answers "roughly what could I afford?" It is a starting point, not a credential.
Pre-approval: verified and underwriter-ready
A pre-approval means the lender pulled your credit and reviewed actual documents — pay stubs, W-2s or tax returns, and bank statements. The letter states a specific amount the lender is prepared to fund, subject to an appraisal and final checks.
When a listing agent calls to vet your offer — and in DFW, they call — a solid pre-approval from a responsive local lender tells them this deal will close. That phone call has tipped more than a few multiple-offer situations.
A pre-approval is evidence. In a bidding situation, evidence beats estimates every time.
When to get one, and what it costs you
Get pre-approved before your first showing. It costs you nothing but a little paperwork, it surfaces any credit or documentation issues while there is still time to fix them, and it defines a real budget so you shop houses you can actually buy. Pre-approvals typically stay valid for 60 to 90 days and are easy to refresh.
One common worry: the credit pull. A mortgage inquiry has a small, temporary effect, and credit scoring treats multiple mortgage inquiries within a shopping window as a single pull. Do not let a few points stop you from shopping properly.
Pre-approval first, showings second. It is free, it is fast, and it makes every later step easier.
We turn pre-approvals around quickly, and we answer the phone when listing agents call to verify — that responsiveness is part of what gets our buyers' offers accepted. Ready to get yours? Call Steve Barton at 214.673.1319 or visit corecommunitymortgage.com.
