VA Loans Explained: A Benefit Earned by Service
If you have served, the VA loan is very likely the strongest mortgage benefit available to you — and it is one of the most underused. Too many veterans assume it is complicated, slow, or too good to be true. None of that holds up. Here is what the benefit actually delivers.
Zero down, no monthly mortgage insurance
The headline benefits are real: VA loans require no down payment at all, and they carry no monthly mortgage insurance — the fee that adds real money to FHA and low-down conventional payments every month. On top of that, VA rates routinely run below comparable conventional rates.
Instead of monthly insurance, the VA charges a one-time funding fee that is usually rolled into the loan. Veterans receiving VA disability compensation are exempt from the funding fee entirely.
No down payment, no PMI, competitive rates. For eligible borrowers, VA is usually the first loan to price.
Who qualifies, and what credit it takes
Eligibility generally covers veterans, active-duty service members, many National Guard and Reserve members, and certain surviving spouses. Your Certificate of Eligibility confirms it — and a lender can usually pull it for you electronically in minutes.
The VA itself sets no minimum credit score; individual lenders set their own, often in the high 500s to low 600s. The VA also uses a residual income test instead of relying only on debt-to-income ratios, which can approve borrowers other programs would decline.
No VA-set credit minimum and a common-sense income test make this the most flexible major loan program.
The myths that cost veterans houses
Myth one: VA loans take forever to close. With an experienced lender, VA closings run on the same timeline as any other loan. Myth two: you can only use the benefit once. You can reuse it again and again, and in some cases hold two VA loans at once. Myth three: sellers won't accept VA offers. A well-presented VA offer with a strong pre-approval competes just fine in DFW.
The VA loan's bad reputation is decades out of date. Do not let a myth cost you the benefit you earned.
